Welcome to sonaris.in ("the Site"), operated by Sonaris Realty — a sole proprietorship and the digital identity of Nagpal Properties ("Sonaris", "we", "us"). By using the Site you agree to these Terms and to our Privacy Policy. If you don't agree, please don't use the Site.

In plain terms

We're a Sonipat property brokerage. We list properties and connect you with us — usually we're the broker, not the owner. We try to keep listings accurate, but a listing may stay up after a property is sold, and a shown price may be out of date, so always confirm the current position with us before you act — we'll check with the seller or their broker. Anything you decide to buy, sell or rent is your decision — do your own checks, and we'll help. This summary is for convenience only — the full Terms below govern.

1. Our role and fees

Sonaris is a real-estate brokerage for Sonipat (Haryana). We display properties for sale and rent and connect interested buyers and tenants with us. We act primarily as an intermediary/broker — the large majority of listings are other people's properties, and for those we are not a party to the transaction between you and the owner. We may also list our own properties, in which case we act as a principal and will make that clear on the relevant listing.

Our brokerage fee is typically 1% of the transaction value, and may be agreed differently on a deal-to-deal basis with you in advance. Statutory charges (such as stamp duty and registration fees), documentation charges and any other third-party costs are separate, are borne by the parties as applicable, and are not collected by or the responsibility of Sonaris.

2. Listings, prices and availability — please read

• Listings can be out of date. We try to keep listings current, but a property shown on the Site may already be sold, rented, withdrawn or under negotiation, and such listings may remain visible for a time.
• Prices and details may be stale. Prices, sizes, availability, status and other details are indicative, are often supplied by owners/sellers or their brokers, and may change without notice — including when an owner has revised something but not yet told us. Treat every figure as a starting point, not a confirmed quote.
• Always confirm before acting — through us. Before you make any decision, payment or commitment, confirm the current price, availability, area, title, licence, RERA status and any dues with us. You verify with us, and we in turn verify with the relevant seller or the broker acting on their behalf. We don't guarantee that any listed property is available, that any price is current, or that any transaction will complete.
• Representative media. Photos and maps may be representative or approximate.

3. Guides and market information

Our explainer/guide content (HSVP, DDJAY, DTCP, RERA, stamp duty, circle rates, area guides) and any price ranges or market commentary are general information, not legal, financial, tax or investment advice, and not a promise of returns or appreciation. Verify current details with the official sources we cite (for example tcpharyana.gov.in, haryanarera.gov.in, hsvphry.org.in, jamabandi.nic.in, sonipat.gov.in) or a qualified professional before acting.

4. Enquiries and your information

When you enquire, save a shortlist or submit a property, you confirm the contact details you give are yours and accurate, and you consent to us contacting you about your enquiry and (unless you opt out) relevant matches. We handle your data under our Privacy Policy, including our commitment not to sell or share your contact details with other brokers or marketers.

5. Submitting a property or requirement

If you submit a property or requirement, you confirm that you are the owner or are authorised to share the information, that it is accurate, and you grant us permission to use and display those details (and any photos) to market the property and to contact you about it. Submissions are unverified, owner-supplied information until our team confirms them with you, and we may edit, decline or remove any submission.

6. Acceptable use

You agree not to: use the Site unlawfully; submit false, misleading or other people's personal information; scrape, harvest, overload, hack or disrupt the Site or its forms; bypass our bot-protection or verification; or copy or reuse our content without permission.

7. Intellectual property

The Site's content, design, text and branding — including the "Sonaris Realty" trademark (registration applied for) and "Nagpal Properties" — are owned by us or our licensors and may not be copied or reused without our written permission, except property details you're genuinely using to consider a transaction with us.

8. Third-party links and services

The Site links to third-party services (government portals, Google Maps, WhatsApp, calling). We're not responsible for their content, availability or practices, and your use of them is governed by their terms and privacy policies.

9. Disclaimers and limitation of liability

The Site is provided "as is" and "as available". To the maximum extent permitted by law, we disclaim all warranties that the Site or any listing, price or guide content is accurate, current, error-free or uninterrupted. We are not liable for any loss arising from reliance on listing, price or guide information you could have verified with us or independently, nor for any indirect, incidental, special or consequential loss, or loss of profit, opportunity or data. Where our liability cannot be excluded, our total aggregate liability to you is limited to the brokerage fee actually received by us from you in respect of the relevant transaction (or, where we received no such fee, ₹1,000). Nothing in these Terms excludes liability that cannot be excluded under applicable law. Any property decision is yours — please do your own due diligence (with our help).

10. Governing law and jurisdiction

These Terms are governed by the laws of India (and of Haryana where applicable), and the courts at Sonipat, Haryana have jurisdiction. The English version of these Terms is the binding version.

11. Changes and contact
