About this area
Kharkhoda has moved from a small municipal town and agricultural market into one of Haryana’s most closely watched manufacturing corridors. Its defining asset is HSIIDC’s Industrial Model Township beside the Kundli–Manesar–Palwal Expressway, where auto manufacturing, ancillary industries, footwear, engineering and logistics uses are developing around a large planned industrial base.
The existing IMT covers roughly 3,217 acres and contains 2,528 carved industrial plots. Maruti Suzuki occupies an 800-acre site within the township. Commercial production began at its first plant in 2025, followed by the second plant in 2026, taking the facility’s current annual capacity to about five lakh vehicles. The larger site has room for further plants and is planned to become one of Suzuki’s major global manufacturing locations.
Maruti is the anchor, but the investment case extends beyond one factory. Component suppliers, fabrication units, packaging businesses, transport operators, maintenance vendors, worker services and industrial warehousing are expected to cluster around the plant as production scales. KMP frontage connects Kharkhoda toward Kundli, Manesar, Gurugram, Bahadurgarh, Palwal and the wider expressway network without routing every industrial movement through central Delhi. The planned Haryana Orbital Rail Corridor is designed to pass through Kharkhoda and support both passenger and freight movement between Sonipat and Palwal, with connections toward the Dedicated Freight Corridor and Indian Railways.
Kharkhoda town provides the existing residential, retail, mandi, healthcare and day-to-day service base. Around it, a new private plotted-development market is emerging. Registered projects include NV City in Sector 10A, NV City-I and another separately registered NV City project in Sector 6, and Laxmi City and Alan City in Sector 7. The wider DTCP licensing pipeline extends across Sectors 2, 2A, 4, 6, 7, 10, 10A, 11 and 11A.
Private industrial development is also appearing outside the HSIIDC estate. The state has identified additional land for a major expansion of IMT Kharkhoda and has announced a separate satellite-city proposal for the wider area. These plans reinforce the long-term scale of the corridor, but they remain future-stage initiatives. A sound purchase should work on present access, approved land use and current demand rather than depend entirely on future acquisition or infrastructure.

Land outside the HSIIDC boundary should not be assumed to have the same approvals or infrastructure merely because it is close to the plant.
The emerging residential market is primarily plotted rather than apartment-led. Kharkhoda town itself offers independent houses, local residential plots, shops, workshops and mixed-use property. These assets may provide more immediate end use than new outer-sector projects, although street width, title, parking and civic services vary considerably.
Agricultural and revenue-estate land is widely marketed around the KMP, Maruti plant and future sectors. Such land can suit genuine aggregation or long-term development strategies only after confirming title, land use, access, acquisition exposure and licensing feasibility.
