About this area

Sectors 26, 26A and 27 are where most of Sonipat city's recent private development has happened. Unlike the older HSVP estates, this belt is built out by named developers under DDJAY (Deen Dayal Jan Awas Yojana) and group-housing licences — Mapsko Garden Estate (HRERA-PKL-SNP-343-2022), Craft Homes (SNP-537-2024), IB City, Palm Green City and Employees Enclave among them. The draw is a planned colony product — gated layouts, wider internal roads, parks — at a city-edge location rather than a far-flung new sector.

The flip side of "private developer belt" is that licensing and registration are everything. A DDJAY colony is legal and loan-eligible only if it carries a valid DTCP licence and (where applicable) HARERA registration. Within the same belt you can find a fully sanctioned, RERA-registered project next to an unapproved layout marketed on the same road, so the project name and its licence number matter more than the sector number.
